This is a three-location indoor adventure park platform operating under a nationally recognized franchise brand across major Texas and Tennessee markets. The centers combine trampoline attractions, climbing and obstacle courses, arcade operations, cafe and food service, and birthday party and group-event spaces. Combined 2025 revenue is approximately $7.4 million with reported cash flow of $1.39 million, and the group is being sold together as a single multi-unit package with experienced operating staff in place.
The portfolio is deliberately mixed by maturity. There is a highly profitable flagship, a second cash-flow-positive location in Nashville, and a third location in Humble, Texas that is described as a turnaround with recent upgrades already completed. The Northwest Houston/Cypress site is positioned for further attraction and branding improvements. This spread means the buyer is inheriting proven cash flow from at least one strong unit while underwriting execution risk on the weaker sites.
The pitch here is scale without development risk: three fully built and operating family entertainment centers versus the capital, permitting, and ramp time of opening new locations from scratch. The realistic upside levers are membership growth, event and birthday party sales, arcade and food and beverage optimization, and local marketing. Buyers should treat the blended cash flow figure as a starting point and rebuild economics location by location before signing.
Why we like it
- The reported blended cash flow of $1,394,000 on roughly $7.4 million in 2025 revenue is a genuine multi-unit base rather than a single-site bet. At a 4.12x multiple on cash flow, the headline price sits in a reasonable range for family entertainment, though the mix of one strong and one turnaround site means quality of earnings varies by location.
- Membership programs, birthday parties, and recurring school and group-event bookings give this a more durable, repeat-visit revenue profile than a pure one-off retail concept. Families cycle back for parties, memberships auto-renew, and year-round indoor demand smooths seasonality relative to outdoor recreation.
- The franchise brand provides recognition, operating systems, and marketing support that a single independent operator would have to build from nothing. The listing notes potential franchisor transition incentives, which can meaningfully lower the effective entry cost for a qualified buyer.
- Buying three built-out and operating centers avoids the substantial capital, permitting, and 12-to-24-month ramp risk of ground-up development. An operator with family entertainment or multi-unit experience inherits infrastructure, staff, and immediate scale on day one.
How to improve it
- Rebuild a P&L for each of the three locations separately in the first 30 days, since the turnaround site in Humble almost certainly masks how strong the flagship really is. Managing to a blended number hides both the winners to protect and the losers to fix or exit.
- Attack the Humble turnaround with a focused local marketing and membership push now that the physical upgrades are already complete. The capital is spent, so the value creation left is filling the building through school partnerships, birthday party volume, and lapsed-member reactivation.
- Build and price a structured membership ladder across all three parks, because recurring monthly membership dollars are the single highest-quality revenue line in this business. Test tiered pricing, family plans, and annual prepay to lift retention and pull revenue forward.
- Systematize the birthday party and corporate/school event funnel with online booking, deposit capture, and upsell packages on food and arcade credits. Events carry high margins and predictable weekend demand, and a small conversion improvement compounds across three sites.
- Optimize arcade and food and beverage, which the listing flags as underperforming. Refresh the highest-earning arcade titles, move to card/credit systems that increase spend per visit, and tighten cafe menu and labor to convert traffic already in the building into more per-cap revenue.
- Renegotiate the three leases early, since all locations are leased and rent is the largest fixed cost in indoor recreation. Confirm remaining term, renewal options, and escalators, and use the transition to lock in favorable extensions before committing capital to upgrades.
- Standardize labor scheduling and safety staffing across parks to protect margins during off-peak weekday hours. Match staffing to booked capacity and events rather than fixed shifts, which is often the fastest margin gain in a multi-unit entertainment operation.
Diligence notes
- Demand full location-level financials, not just the blended $1.39 million cash flow, and verify the flagship carries the group. Confirm the Humble turnaround is actually cash-flow positive or quantify exactly how much it drags, because the price should reflect two-plus performing units, not three.
- Scrutinize the cash flow definition and add-backs. Family entertainment SDE often includes owner labor, deferred maintenance, and one-time upgrade costs, so normalize for realistic manager pay, ongoing capex on attractions, and honest maintenance reserves.
- Review all three lease agreements in detail including remaining term, renewal options, rent escalators, and any personal guarantees or franchisor consent requirements on transfer. With no real estate included, lease risk is the core structural risk in this deal.
- Examine the franchise agreement, royalty and marketing fees, transfer approval process, and the referenced transition incentives. Confirm the brand is healthy nationally and understand any required remodel or reinvestment obligations tied to the franchisor.
- Validate the recurring revenue claim by pulling active membership counts, churn rates, and forward event bookings by location. Memberships and parties drive the durability thesis, so soft or declining numbers would materially change the valuation.
- Assess deferred capex and attraction age at each park, since trampolines, arcade hardware, and safety equipment wear out and carry real replacement cost. Get an independent inspection of safety systems given the liability exposure inherent to jump and climb attractions.
