Full Editorial Writeup
This is a full-service Florida pool business spanning custom design, engineering and permitting, new construction, renovation, resurfacing, leak detection, equipment installation, and ongoing maintenance. It serves a diversified customer base of homeowners, HOAs, hospitality properties, and commercial facilities, which spreads risk across both residential discretionary projects and more stable commercial and association accounts. The breadth of services means the business earns across the full life of a pool, from the initial build to resurfacing, repairs, and routine service years later.
At roughly $13.9M in revenue and $1.3M in EBITDA, this is a sizable contractor by pool-industry standards, with a 9.4% EBITDA margin that is typical for construction-heavy mix. The asking price of $11M includes $4M of owned real estate and about $498k of FF&E, which is critical context: back out the real estate and you are paying roughly $7M for the operating business, or about 5.4x EBITDA, which is a very different story than the headline 8.42x.
The strategic appeal is the service and maintenance tail. New pool construction is cyclical and tied to housing turnover and discretionary spend, but resurfacing, equipment repair, and recurring maintenance contracts (especially for HOAs and hospitality) create stickier, repeatable revenue that cushions downturns. A buyer's job is to grow that annuity base so the business leans less on one-time project work.
