Full Editorial Writeup
This is a boutique advisory firm that helps high-net-worth and ultra-high-net-worth clients secure complex residential financing of $1 million and up, with no stated ceiling. The typical client is a multimillionaire, billionaire, or public figure with nontraditional income, trust and LLC ownership structures, and luxury real estate ambitions that standard mortgage channels cannot easily underwrite. The firm positions itself as a connector and advisor, not a lender, so it reportedly requires no mortgage or real estate license to operate.
The business runs entirely remotely via phone, Zoom, and email, operates nationwide from a California base, and carries a lean cost structure: two employees (a COO and a social media marketer) plus two owners in their 80s working part-time. Deal flow comes through referral relationships with top wealth advisors, luxury real estate agents, CPAs serving wealthy clients, and attorneys to celebrity clients, supplemented recently by a social media campaign.
On the stated numbers, the firm produces roughly $1M in revenue and $800K in cash flow, an 80 percent margin that reflects the asset-light, relationship-driven model. The asking price of $4.9M implies about 6.1x cash flow, a rich multiple for a two-person referral business whose core asset is a set of personal lender and advisor relationships held by octogenarian founders.
Why we like it
- Earnings quality looks exceptional on paper: roughly $800K of cash flow on $1M of revenue is an 80 percent margin, driven by a near-zero overhead model with two employees and no real estate or inventory. If those margins hold through transition, the cash conversion is close to pure profit.
- The moat is the relationship network: warm access to private banks, elite lending institutions, and a referral web of wealth advisors, luxury agents, CPAs, and attorneys to the wealthy. This kind of trusted-intermediary positioning in complex HNW financing is genuinely hard to replicate from scratch.
- The delivery model is fully remote and location-independent, run entirely through calls, Zoom, and email. A buyer can operate from anywhere, which keeps the cost base light and makes the business portable for an operator who already sits in or near wealth-management circles.
- There is a clear operator advantage for the right buyer: someone already embedded in private banking, family offices, or luxury real estate could bolt these relationships onto an existing book and materially expand deal volume without adding meaningful cost.
